Cost is the first possible con. The average cost to build a single-family, 2,600 square foot, home with mid-grade materials, garage, and deck is $423,800. On the flip side, the median listing price nationally was $340,000 at the end of 2020. This also impacts your property taxes. You’ll pay more tax on the more expensive home.

However, you may need to spend some of that “savings” on repairs and renovations at the older home. Plus, you can often make choices in terms of customizations you add to your new home to control costs. Additionally, home insurance is typically less expensive on a new construction home.

After all, there could be hidden costs at the prebuilt home. You’ll likely get a home inspection as part of the negotiations. But, a year down the road you could find out you need to replace the water heater. Or the decades-old pipes under the house get clogged and you have to deal with plumbers for weeks on end!

We mentioned negotiations just now. That’s another aspect of buying a new home that might put some homebuyers off. Since the home is being built for you, you’re not in the same position to bargain as you are with a previous homeowner. Of course, this is actually a pro for the people who hate the back and forth that can be part of the process of buying a previously owned listing.

Also, depending on your build’s progress, you may need to wait to move in. Building a home from scratch is obviously going to take longer than the typical 30- or 60-day close on an already constructed home. Yet, the benefit remains that you can make choices about how the home is built (from the studs up) when you have the patience to buy a new construction home.

Charleston, South Carolina, is a unique city in more ways than one. One distinctive characteristic? When you’re talking about Charleston area neighborhoods, you could be describing Johns lsland, the largest island in the state, and only 11 miles from the Holy City’s downtown.

Johns Island, also spelled John’s Island, is a beautiful barrier island for those who want an easy drive to the city’s culinary and cultural scene. There are about 22,000 residents currently – and they’d surely welcome you to the fold!

Named after the Saint John parish in Barbados by the original settlers, Johns Island is bordered by the Wadmalaw, Seabrook, Kiawah, Edisto, Folly and James islands. Of course, Charleston is well-known for its range of high-quality restaurants. Yet Johns Island also offers some excellent places to get out and enjoy yummy fare and time with friends and family. Island eateries The Fat Hen (for French Huguenot cuisine) and Wild Olive (for Italian) are two of Charleston’s top restaurants. Another local favorite is the duck fat fries at the Tattooed Moose.

Island living doesn’t mean you have to give up retail therapy. Johns Island is a favorite for antique enthusiasts. Plus, Kiawah Island’s Freshfields Village with upscale shops, spa services, and a common area for jazz nights and yoga classes is an easy drive away.

You might also spend a relaxed afternoon or evening at local craft breweries such as the Low Tide Brewing Company or Fat Pig Brewing Co. The master bedroom is getting a new look in more ways than one in today’s real estate. For one thing, there’s a move away from calling it that. Now, it’s an owner’s bedroom. Plus, the option of a downstairs owner’s bedroom is increasingly popular. This article shares the pros and cons of the downstairs option.

First, let’s consider the advantages of having the owner’s bedroom downstairs. Long-term flexibility is a major point for the plus column. The downstairs bedroom is a perfect component of a forever home. With the main bedroom and bathroom area located downstairs, it’s possible for owners to age in place. They won’t have to worry about climbing a set of stairs to get to bed when mobility is more difficult.

Yet even before the creaks and pains of aging get in the way, there is a lot of convenience with a downstairs owner’s bedroom. When the owner’s bedroom is placed downstairs from the outset, the first floor of the house becomes its own complete living area. You still enjoy access to those extra bedrooms upstairs, but you don’t have to go up and down to reach those rooms on a daily basis.

The first-floor owner’s bedroom is also a welcoming option for guests or when your family takes in an aging family member. A main-level bedroom lets in-laws or relatives feel part of the family, while also retaining some privacy.

Nevertheless, there are some cons in certain living situations.

The downstairs bedroom is on the main level alongside the other common areas of the modern home. If someone in your family likes to go to bed early or wants to be able to sleep through the sound of everyone else getting up and out of the house, the first-floor bedroom may not be the best choice.

Having the sleeping quarters nearby the main living area can also be problematic for families with kids that want to entertain or spouses on opposite schedules.

Additionally, when you have young children that require you to check on them often in the night, sleeping on the same level as them can save you steps. That floor’s distance between your room and the toddler’s room may loom much larger for you when you’d much rather be in bed.

One other consideration? If you’re someone who likes to sleep with the window or screen door open, you may not feel as comfortable doing so in a lower-level bedroom.

Deciding on the Owner’s Bedroom Option for You

There are many factors to consider when weighing the downstairs owner’s bedroom option. If you’re already ready to live all on one floor, you may want to think twice about getting a two-story home. Certainly, the age of you and your family is a big factor.

Keep in mind too that you can enjoy greater energy efficiency if you are thinking of this as your forever home. When you transition entirely to the lower level living area, except when you have visitors, you can save money cooling and heating the seldom-used second level of the home.

Plus, although you may not be ready to think right now about the resale value, there is more interest in the downstairs owner’s bedroom homes building trend.

The beginning of a new year can feel like a fresh start. In 2021, many of us are especially eager for one. But the colder weather and having to continue to social distance can leave us feeling stuck. You can still go out and explore. Here are eight fun things to do outdoors in Charlotte this winter.

Take a hike!

No, we’re not telling you to get lost. Just encouraging you to explore the city’s many beautiful parks with hiking trails or paved paths along the Greenway. If you haven’t already been to these city favorites, check out:

Lower McAlpine Creek, McMullen Creek, and Four Mile Creek Greenways combine for 5.8 miles in south Charlotte

Plus, Charlotte is not far from Crowder’s Mountain State Park, which offers more challenging hikes and 25-mile views. To the east, you can also get to the Uwharrie National Forest and its many trails in under 90 minutes.

See the animals

No, this isn’t in Charlotte itself. It’s a day trip back and forth to Asheboro. But, once there, you can get in a good walk and see a wide range of animals. The North Carolina Zoo is the world’s largest natural habitat zoo and features 500 developed acres to explore.

Closer to home, you might visit the Lazy 5 Ranch where you can see antelope, deer, elk, giraffes, sheep and goats, and more, and take a wagon ride with an animal feed bucket in hand.

Let the dogs out

Tired of walking that same route over and over with your dogs? Try a dog park to let the canines cavort with company. The city’s largest dog park is at William R. Davie Park. The dogs get five fenced-in acres to play.

Or visit one of the city’s dog-friendly bars to enjoy a socially distant drink while the dogs get to run and wrestle. You might try:

Play frisbee golf

There are many public and private golf courses around Charlotte for you to explore. TopGolf is another option, too. But if you’ve never swung a club it can be daunting to start now. There’s good news about Valentine’s Day while social distancing. You don’t have to eat out in a crowded restaurant with all those other couples trying to mark the special day. In the Charlotte area, there are many great restaurants offering curbside pickup or delivery for Valentine’s Day. This article shares our favorites among NoDa restaurants.

As of this article’s writing, Charlotte restaurants were still open to indoor diners. But seating was reduced, and you had to wear a mask whenever not actively eating. Somehow it just isn’t as sweet and romantic to go out with your sweetie and wear personal protective equipment at the meal.

Still, it’s easy to plan a romantic evening at home after you take advantage of curbside pickup or no-contact delivery. We’ll leave the candles and rose petals up to you, but here are our suggestions for NoDa restaurants that can serve up a tasty meal for two.

NoDa Restaurants Serving Up Valentine’s Day Dinner

Botiwalla

This Indian restaurant is a brand-new addition to NoDa eateries having opened its doors in January 2021. Botiwalla is an Indian street food concept James Beard-nominated chef Meherwan Irani. Try the chicken tikka wrapped in naan, lamb burgers, or tandoori fried veggie kabob. If you want to spice things up (at the table, please…what you do after dinner is up to you), be sure to try the house-made hot sauce made with red chilies, garlic, salt, and vinegar. You can order online and pick up from the Optimist Hall location.

Cabo Fish Taco

So you can’t travel to Mexico this season? You can still enjoy the taste of the beach at Cabo Fish Taco. The Food Network-featured “Cabo combines coastal Mexican cuisine with a unique healthy California feel.” And don’t worry, you don’t have to choose a taco de pescado (although that’s the specialty obviously). The steak tacos are also yummy and the Grilled Serrano Chicken Tacos with cilantro is a specialty. Pickup or delivery.

Crepe Cellar Kitchen and Pub

Enjoy a European evening with savory or sweet crepes from this NoDa restaurant. French Onion soup may not be your best choice for Valentine’s Day, but it’s always a hit. Steak and Frites, Lobster Pasta, and Braised Short Rib are all on the menu alongside the Duck Confit Crepe or Roasted Chicken and Kale Crepe. Finish the meal off with a Nutella and Banana Crepe or the traditional Crepes Suzette. Pickup or delivery.

Deejai Noodle Bar

Specializing in Thai street food, this noodle bar also serves up sushi and poke bowls. The Pink Noodle Bowl is a perfect color for Valentine’s Day: flat rice noodles, fried wonton, fish ball, squid, shrimp, fried tofu, and crispy pork belly. Pickup or delivery.

Haberdish

You’re in North Carolina, so enjoy Southern fare such as sweet potato dumplings, cornbread pudding, and crispy fried chicken. The Chicken and Waffles here is a serious contender for best in the Charlotte area. Chicken-fried cauliflower steak is another hit along with the Cast Iron NC Trout. Le’s Sandwiches and Cafe

Billed as a Mom and Pop shop, Le’s has been serving up banh mi sandwiches to this trendy Charlotte neighborhood since 2014. This Vietnamese sandwich shop is located in the Asian Corner Mall. A local favorite is the #6 with juicy slices of grilled, marinated pork, layered with pickled daikon and carrots, fresh jalapeño, and cilantro served up in a fresh French baguette. Pronounced Lay, this shop is cash only and pick up only.

Oh My Soul

Straight from South Africa, Oh My Soul is 100% vegan. This NoDa restaurant promises to “bring you a ‘Taste of Africa,’ a piece of our unique heritage.” You can try Vish and Chips, Grilled BBQ Vibs, a Grilled Vicken and Friendly Bacon Ranch Wrap, or the Buddha Bowl. There’s also a wide range of Vurgers on the menu. Finish off, or go right to dessert, enjoying one of the several Waffles on offer. Pickup or delivery.

Sabor Latin Street Grill

One of several Charlotte locations, this NoDa restaurant promises “fresh, authentic, bold” Latin street food.
